I have been buying North Texas real estate since the 1990s, and at one point my wife and I owned dozens of rentals at the same time. The Tax Story
Why the money keeps moving to Texas
Texas has no state income tax — and since 2019 the Texas Constitution bans one outright. There is no state capital gains tax either. A gain on a rental portfolio, a flip, or the sale of a business is taxed at 0% by the state of Texas. That is the single biggest reason corporate America keeps relocating its payrolls into the Metroplex, and it is the same reason investors follow.
State individual income tax
Texas levies no personal income tax, and a 2019 constitutional amendment (Proposition 4) prohibits the state from enacting one.
State capital gains tax
Capital gains are not taxed at the Texas state level. When you sell an investment here, the state rate is zero. Federal rules still apply.

Population Growth
A metro that adds a city the size of Allen, Texas — every year
The Dallas–Fort Worth–Arlington metro is home to more than 8.4 million people and has grown 11% in five years. And it is not just births: DFW has taken in roughly 270,000 net domestic migrants since 2020 — nearly 40% more than any other metro area in the country.

- Fort Worth passed 1 million residents in 2024 — making DFW the only metro in America with two cities over a million.
- Four of the five fastest-growing cities in America are DFW suburbs: Celina (No. 1 nationally, +24.6%), Princeton, Melissa and Anna.
- Eight of the 15 fastest-growing cities in the U.S. are in Texas, and the state’s population is now above 31 million.

Corporate Relocation
111 headquarters have moved to Dallas–Fort Worth since 2018 — more than anywhere else in America
In 2025 alone the region produced 18 headquarters announcements, 11 of them companies leaving higher-cost markets like Los Angeles, the Bay Area, New York and Chicago. Every relocated payroll brings salaries, vendors, service businesses and housing demand with it.

American Airlines — DFW hub
Directly employs about 37,000 people in North Texas and supports roughly 350,000 jobs in the region.
JPMorgan Chase — Fort Worth
Now employs more people in Texas than in any other state, and is building a new Fort Worth office that doubles city capacity by 2027.
Wells Fargo — Dallas
Opened a new Dallas campus in 2025, adding 1,500 office seats.
KFC U.S. (Yum! Brands) — Plano
Relocating roughly 100 corporate roles from Louisville to the Plano headquarters campus.

The number one job engine in America
DFW added 909,900 jobs in the ten years ending June 2025 — a 26.8% expansion that led every major U.S. metro. This decade alone the region has added roughly 450,000 net new jobs, the fastest workforce growth in the country. More jobs means more households, and more households means more demand for somewhere to live.

Property Tax Relief
Texas is using its surplus to buy down your school taxes
The state is projecting roughly a $24 billion surplus for the 2026–27 budget and has committed $51 billion to property tax relief in that budget alone — about 15% of all state spending. The school-tax homestead exemption has climbed from $15,000 to $140,000, and seniors and Texans with disabilities receive $200,000. Governor Abbott has gone further and proposed eliminating school district property taxes on homesteads entirely — a move state officials price at about $8.6 billion a year.

The 2025 increase (Proposition 13) applies retroactively to tax year 2025.
Here is the part that matters to an investor: when a family’s school tax bill drops by thousands of dollars a year, their buying power goes up. That is a new wave of families who can suddenly afford a newer home or a better neighborhood. I want my clients positioned ahead of that wave — not chasing it.

Supply & Construction
Hundreds of billions are being poured into North Texas dirt
This is not a forecast. It is under construction right now — master-planned communities, new employment districts, and tens of thousands of homes across Collin, Denton, Tarrant, Kaufman and Ellis counties.
Landmark — Denton
$10 billion, 3,200 acres. Planned for 6,000 single-family homes, 3,000 apartments and 1,100 acres of protected parkland, with 20,000–25,000 eventual residents. First homeowners moved in June 2026.
Terra Nova — Terrell
$3 billion, 1,550 acres. 3,600 single-family homes, 1,200 multifamily units and a 50-acre mixed-use village. Ground broke on the first phase in April 2026.
Mosaic — Celina
$1.45 billion, 760 acres. Residential phases are under construction now and running into 2027.
Minto Communities — Waxahachie
3,170 acres acquired in February 2026, planned for 13,270 homes and 1.2 million square feet of commercial space on a 15-to-20-year buildout.
Westhill Park — Mansfield
$500 million, 600 homes from roughly $650,000 up past $1 million, with infrastructure underway.
Lakeside Village — Flower Mound
Part of a $2.2 billion mixed-use district on Lake Grapevine, with a 21-acre expansion advancing. Builders are lining up more than 1,000 lots across DFW.
Every one of those new families generates economic activity — schools, retail, services, jobs — which widens the tax base and strengthens the value of everything around it. Analysts expect 40,000 to 45,000 new housing starts in DFW in 2026, with closings projected to rise roughly 15–16%.

My name is Rick Baker. I started investing in North Texas real estate in 1999. Over the years my wife and I built a rental portfolio that at one point held dozens of properties at the same time — as many as 52 in a single year. Before real estate I owned and operated a marketing firm with more than 75 employees, serving corporate clients including General Motors, Ford, Chrysler and Dun & Bradstreet. I learned how to read a market, and I learned how to hold an asset.
Today I work out of the Coldwell Banker Apex office in Frisco, about 20 minutes north of Dallas. I have been named to the top 2% of Realtors in America and the top 4% of all Coldwell Banker agents worldwide. But the thing that actually helps you is 25-plus years of owning the assets myself — through good markets and bad ones.

NeverSellYourHome.com — the way I teach clients to build wealth
In a market adding more than 120,000 people a year, the most expensive mistake a homeowner can make is selling an asset they should be keeping. That is why I teach my clients to never sell their home.
- Hold the asset. A North Texas home bought years ago is a cash-flowing asset with a tenant paying down the mortgage. Selling converts it into cash you have to pay tax on — and gives up the appreciation.
- Roll the equity forward. Take the equity you have built and use it to acquire the next property. One becomes two. Two becomes four. That is how a portfolio is actually built.
- Leave it to the next generation. Paid-off real estate in the fastest-growing metro in America is one of the most durable things you can hand to your children.

Isn’t it a bad time to buy?
In August 2026 the DFW median single-family price was $390,000 — essentially flat year over year — with about 4.3 months of inventory and homes selling at roughly 95% of list price. That is a market with real negotiating room, which historically has been a better entry point than a frenzy. Nobody rings a bell at the bottom, but “balanced” is a friendlier place to buy than “bidding war.”
I don’t live in Texas. Can I still invest here?
Yes, and a large share of my clients do exactly that. North Texas is one of the most heavily relocated-to markets in the country, and I work with out-of-state investors on property selection, local management, and the leasing side of the equation — the same strategy behind NeverSellYourHome.com.
I already own rentals. What do you do differently?
We look at what you own as a portfolio instead of a collection of houses — equity position, cash flow, debt structure, and where the next acquisition should sit geographically to catch the growth corridors. Sometimes that means a 1031 exchange. Sometimes it means pulling equity out of a paid-down property and buying two more.
